22.    Retirement communities offer a variety of financial options.   Which would you prefer?

Buy the unit, with the potential for a one time capital gains tax shelter from the sale of your current home.  You also pay a monthly fee for operations and specified services.
Pay a partially refundable entry fee (which is lower than the purchase price in the option above), and a monthly fee for operations and services.  The refund is provided to you or your estate when the unit is vacated depending on the timing and amortization schedule.
Rent.  Pay no initial fee, but pay a considerably higher monthly fee to cover rent, operational costs and services.
